How Much Does a Real Estate Agent Website With IDX Cost in 2026?
In 2026, a real estate agent website with IDX home search usually costs somewhere between about $130 and $500 a month, plus a setup fee that can run from nothing to several thousand dollars, plus what your MLS or IDX provider charges for the listing feed. The fairest way to compare platforms is the total cost of the first year, including setup and any contract you have to sign.
Why the website still matters
Buyers start online. The 2025 NAR Profile of Home Buyers and Sellers reports that 52% of buyers found the home they purchased online, while 88% still worked with an agent. A good site is where those two meet: buyers search on your site, and you become the agent they contact.
The four parts of the cost
1. The monthly platform fee
This covers the website, hosting and usually some CRM features. Reported starting prices range widely: Luxury Presence is listed from about $295 a month, Real Geeks at $399, and larger platforms such as Lofty and BoldTrail are quoted privately, reportedly around $450 to $500 for a solo agent.
2. The setup fee
Many platforms charge to build the site. Published comparisons put Luxury Presence setup at about $2,500 to $3,500, and Real Geeks lists a $500 setup fee. Some newer platforms charge none.
3. The IDX feed
IDX is how listings from your MLS appear on your site. Under NAR's Internet Data Exchange policy, MLSs let participants display other brokers' listings under set rules. You'll typically apply through your MLS, and either you or your website provider pays a feed fee. Ask who pays it and whether a second MLS costs extra.
4. The contract
A 12-month term means the real price is twelve times the monthly fee, whether or not the site works for you. Month-to-month plans let you leave if it doesn't.
Example: first-year cost for a solo agent
- Luxury Presence entry plan: about $295 × 12 + about $2,500 setup = about $6,040, on an annual agreement.
- Real Geeks: $399 × 12 + $500 setup = about $5,288, on a 6- or 12-month term.
- Venn Essential + IDX: $129 × 12 with no setup fee = $1,548, month-to-month, plus your MLS feed fee.

- Basic SEO done right, with options to invest more when you're ready
Hidden costs to ask about
The quote you get is rarely the whole bill. Before you sign, ask specifically about these line items, because they're where first-year costs drift upward:
- Additional users. If you add a partner, an assistant or a buyer's agent, what does each login cost per month?
- A second MLS. If you work near a county line, you may need two feeds. Ask the per-board price.
- Texting and calling. Some platforms charge separately for a phone number, texts or a dialer.
- Lead generation. If the platform runs ads for you, is there a management fee or a percentage of ad spend on top of the budget itself?
- Design changes. Is a new page or a homepage refresh included, or billed as a project?
- Leaving. Is there a fee to cancel early, and can you take your contacts and your domain with you?
Questions to ask before you sign
- What is my total cost for the first 12 months, in writing, including setup and every add-on I need?
- Is IDX included, and who pays the MLS feed fee?
- How fast can I make changes to my own site, and who does them?
- What happens to my leads when a showing request comes in at 9 PM?
- How will I see whether the site is bringing in business, and how often will I get that report?
- If I cancel, do I keep my domain, my content and my contact list?
A platform that answers these clearly, in writing, is usually one you can trust with the rest of your marketing.
Common questions
Can I build an agent site myself for less?
Yes, with a general website builder, but you'll still need an IDX solution, lead capture and a CRM. Once you add those up, an all-in-one platform is often cheaper and much less work.
Are setup fees negotiable?
Sometimes, especially at the end of a quarter or through a brokerage partnership. It never hurts to ask.
