1. The Services
We provide websites and hosting, a client app and CRM, SEO and AI SEO, AI visibility tracking, social media and email marketing tools, press campaigns, cloud stacks, advertising management and related services. What’s included depends on your plan and any add-ons, as described on our Pricing page or in your order. We may improve, change or retire features over time; if we remove something central to your plan, we’ll tell you in advance.
2. Your account
You sign in to the Venn app with a one-time code sent to an approved mobile number. You’re responsible for the people and phone numbers you authorize on your account and for what they request or approve. Tell us right away if a number should be removed or you suspect unauthorized access. Changes requested by an authorized number (by text or in the app) are treated as approved by you.
3. Plans, billing and renewals
- Month-to-month. Monthly plans renew automatically each month and are billed in advance to your payment method on file. There are no setup fees unless your order says otherwise.
- Yearly billing. If you choose yearly billing (3 months free), you pay for 12 months in advance and the plan renews yearly. Yearly plans aren’t refunded if you cancel early; you keep access until the end of the year you paid for.
- Free trials. Trials convert to a paid plan at the end of the trial unless you cancel first.
- Price changes. We may change prices with at least 30 days’ notice. Changes apply from your next billing period.
- Failed payments. If a payment fails, we’ll let you know and retry. If it isn’t resolved, we may pause your account until it is.
- Taxes. Prices don’t include taxes, which are added where required.
4. Cancellation and refunds
You can cancel anytime by contacting us or from the Billing section of the app. Cancellation takes effect at the end of your current billing period, and you keep access until then. Payments already made are not refunded, including for partial months, unless the law requires otherwise. One-time add-ons are non-refundable once work has started.
5. Included allowances
Plans include monthly allowances, such as website updates, blog posts and AI credits. Included allowances reset each billing month and don’t carry over. AI credits you buy separately roll over for as long as your account is active; they have no cash value and aren’t refundable. Our tests, retries of our own errors and work our team does on your behalf don’t use your allowances.
6. Included press campaigns
Some plans include press campaigns, earned at the end of each period of active, paid subscription:
- Growth: one Local News campaign for every 3 months.
- Pro: one Local News campaign for every month, plus one National Spotlight campaign for every 12 months.
Use it or lose it. Each included campaign must be used within 60 days of being earned (90 days for National Spotlight). “Used” means you’ve approved a press release for distribution. We’ll draft releases for you and remind you; if a campaign expires because we were late, we’ll extend it. Unused included campaigns don’t carry over, have no cash value, can’t be exchanged for other services and end when your subscription ends.
7. Add-ons
Add-ons can be added to any plan. One-time add-ons (such as press campaigns and cloud stacks) are billed when ordered. Recurring add-ons (such as IDX home search at $50 a month and each additional MLS feed at $25 a month) are billed monthly with your plan and can be removed for the next billing period. Team bundles for real estate teams and brokerages are priced by the number of active team members, including the account owner: $125 a month for up to 5, $200 for up to 10, $300 for up to 20 and $360 for up to 30, plus $10 per member beyond 30. They require the Growth or Pro plan, and your bundle moves up or down with your roster from the next billing period.
8. Press campaigns and cloud stacks
- What they are. A press campaign distributes a news-style announcement about your business to the channels in your package. Releases appear in the press release or partner sections of those outlets, are labeled as press releases, and are not articles written by those outlets’ reporters.
- Your approval. Every release is sent to you for approval before distribution. Content must be truthful and about your business. We may decline or edit content that is misleading, unlawful or likely to be rejected by the outlets.
- Channels can change. Outlets and networks are run by third parties and may change their availability, rules or timing. If a channel becomes unavailable, we’ll substitute a comparable one or credit you for it.
- Timing and permanence. Most campaigns go live in 1 to 7 days. Outlets control how long releases stay published, and some channels don’t allow search engines to index them.
- Cloud stacks publish an article built from your content on third-party cloud platforms, linking back to your site. The platforms control availability and indexing.
- Distribution is non-refundable once it has started.
9. Advertising
On plans with ads management, ad spend is paid directly to the ad platforms (such as Google and Meta) through ad accounts that belong to you, and isn’t included in your plan price. The ad platforms set their own policies, approvals and pricing, and may reject or limit ads. Real estate and housing ads must follow fair housing laws and platform rules, which may limit targeting.
10. Real estate and IDX
- Your MLS feed. You’re responsible for getting IDX approval from your MLS or board, paying your feed provider directly and giving us the feed details. IDX home search is $50 a month and includes connecting your first feed; each additional feed is $25 a month.
- Compliance. You’re responsible for following your MLS rules, real estate licensing and advertising rules, required disclosures (such as your license number and brokerage), and fair housing laws on your website, listings and marketing.
- Listing data. Listing information comes from your MLS feed and is shown as provided. We aren’t responsible for errors, delays or gaps in feed data.
- Demo data. Demos and sample sites may use sample listings until your feed is connected.
11. Referral program
If you refer another business to Venn and they become a paying client, you may earn account credit: 3 months of your plan’s monthly fee for referring an agent or business, or 6 months for referring a brokerage. The business you refer gets their first month free. Your credit applies after the referred account’s second paid month. Credits don’t cover MLS/IDX feed fees or ad spend, have no cash value, can’t be transferred and end if your account closes. Self-referrals and referrals of existing clients don’t qualify. We may change or end the program at any time; credits already earned will be honored.
12. Your content and responsibilities
- You own the content you give us (text, photos, logos, listings and data). You give us permission to use, host, edit and publish it to provide the Services.
- You confirm you have the rights to the content you provide, and that your website, ads, emails, texts and press releases are accurate and lawful, including any industry rules for health care, legal, financial or real estate services.
- You’re responsible for having permission to email and text your contacts, and for honoring opt-outs, under laws such as the TCPA and CAN-SPAM.
- Approvals you give (for example, approving a post, release, review reply or website change) authorize us to publish.
13. AI features
Cosmo and other AI features draft content, suggest changes and answer questions. AI can make mistakes. Drafts are shown to you before they go out where the app says so, and you’re responsible for reviewing what you approve. Cosmo is always identified as an AI assistant.
14. Your website, domain and data
Page limits. Each plan includes a website of up to a set number of pages: Essential 5, Growth 15 and Pro 30. Larger sites, large blog imports and custom features are quoted separately before we start.
If you cancel. Your domain name, your content (text, photos and logos) and your CRM data are always yours. If you cancel within your first 6 months of service and want us to transfer the website we built (its design and files) to you or another host, there’s a one-time $500 transfer fee; after 6 months, we’ll transfer it at no charge on request. If you don’t request a transfer, we’ll provide an export of your content and images within 30 days of your request. Your CRM contacts and data are yours; you can request an export while your account is active and for 30 days after cancellation, after which we may delete them.
15. Third-party services
The Services rely on third parties, such as search engines, social networks, ad platforms, news outlets, cloud and hosting providers, MLS feed providers and text-messaging carriers. We aren’t responsible for their outages, policy changes, decisions or content, and their own terms may apply to you.
16. Acceptable use
Don’t use the Services to send spam, publish unlawful, deceptive, defamatory or infringing content, harass anyone, misrepresent who you are, attempt to break or overload our systems, or resell the Services without our written permission.
17. No guarantees
We work hard for results, but we don’t guarantee specific rankings, traffic, leads, sales, reviews, AI mentions or recommendations, press pickup or ad performance. Search engines, AI assistants and ad platforms make their own decisions. Except as stated in these Terms, the Services are provided “as is” and “as available,” to the fullest extent the law allows.
18. Limitation of liability
To the fullest extent the law allows, Venn isn’t liable for indirect, incidental, special or consequential damages, or for lost profits, revenue or data. Our total liability for any claim relating to the Services is limited to the amount you paid us in the 3 months before the claim arose.
19. Indemnification
You agree to defend and hold Venn harmless from claims arising from your content, your marketing and communications, your use of the Services in violation of these Terms or the law, or your MLS, licensing or fair housing obligations.
20. Suspension and termination
We may suspend or end the Services if you don’t pay, break these Terms or the law, or put our systems, other clients or third-party relationships at risk. Where reasonable, we’ll give you notice and a chance to fix the issue first.
21. Changes to these Terms
We may update these Terms. We’ll post the new version here with a new effective date and, for significant changes, notify you by email or in the app. Continuing to use the Services after a change means you accept it.
22. Governing law
These Terms are governed by the laws of the State of Arizona. Disputes will be handled in the state or federal courts located in Maricopa County, Arizona.
