Real Estate Lead Generation: Every Major Lead Source, Compared

By ·

Agent reviewing a network of connected lead sources

Real estate leads come from two kinds of sources: leads you rent and leads you own. Rented leads come from portals and lead companies that charge per lead, per ZIP code or a share of your commission. Owned leads come from your sphere, past clients, your own website, your Google Business Profile, your content and your reputation. The most stable businesses use rented leads to fill gaps while steadily building the owned sources that cost nothing per deal.

This guide walks through every major real estate lead source, what it really costs and who it suits, then covers the follow-up system that decides whether any of them pay off.

Owned lead sources

1. Your sphere and past clients

For most agents, people who already know you are the best source of business, and the cheapest. The work is simple but easy to neglect: keep every contact in a CRM, stay in touch with useful updates (home anniversaries, market reports, invitations), and ask for referrals at the right moments, especially right after a great closing.

2. Your own website with IDX home search

A website with a full MLS search on your own domain turns casual browsing into leads you own. Buyers search, save homes and register for alerts, and every registration lands in your CRM with no per-lead fee. Add a home valuation page for seller leads. The difference from a portal: the visitor came to you, so the relationship stays yours.

3. Google Business Profile and reviews

When people search for an agent in your town, the map results and reviews heavily influence who they call. Google's local ranking guidance says results are based mainly on relevance, distance and prominence, and that more reviews and positive ratings can help. Agents can have their own profile as individual practitioners. Ask every client for a review at closing.

4. SEO and local content

Neighborhood guides, market updates and answers to common buyer and seller questions attract people early in their search, long before they talk to an agent. It's slower to build than paid leads, but it compounds. Our SEO for Realtors page explains how we approach it.

5. Social media and video

Listing tours, neighborhood videos and honest market commentary build familiarity in your area. Social rarely produces instant leads, but it keeps you top of mind with your sphere and makes your ads and website more credible.

6. Open houses and geographic farming

Open houses introduce you to buyers and curious neighbors who may sell soon. Farming, consistently marketing to one neighborhood with mail, door-knocking, events and digital ads, makes you the familiar name when owners there decide to sell. Both work best with a sign-in system that feeds your CRM.

7. Expireds, FSBOs and cold outreach

Calling expired listings and for-sale-by-owner sellers can work for agents who like the phone, but it comes with rules. Check numbers against the National Do Not Call Registry and follow federal and state telemarketing and texting laws before you call or text anyone you don't have a relationship with.

Paid and rented lead sources

8. Facebook and Instagram ads

Meta ads can bring in buyer and seller leads affordably, but real estate ads must run under Meta's Housing special ad category, which removes options like age, gender and ZIP code targeting. Home valuation offers for sellers and "every home for sale in [city]" ads for buyers are the most common starting points.

9. Google search ads

Search ads catch people actively looking for an agent or a home valuation. They cost more per click than social ads but often bring higher intent. Track cost per appointment, not just cost per lead.

10. Zillow and other portals

Portals bring scale. Zillow Group says it reaches an average of 235 million unique users a month, and that more than 70% of buyers and sellers use Zillow during their journey. Zillow Premier Agent charges upfront for advertising in the markets you choose.

11. Pay-at-closing programs

Programs like Zillow Preferred (formerly Flex) and Realtor.com's ReadyConnect Concierge cost nothing upfront; you pay a referral fee only when a deal closes. They take a large share of each commission and come with strict response and performance standards, so they suit agents and teams with fast, disciplined follow-up.

How to compare lead sources

Don't judge a source by cost per lead. Judge it by:

  • Cost per closing: total spend (or referral fees) divided by deals closed.
  • Time to close: online leads often take months; referrals are usually faster.
  • Who owns the relationship: will this client come back to you, or to the portal?
  • Your capacity: a source that needs instant phone response is wasted if you can't answer.

The follow-up system matters more than the source

Most lead sources fail for the same reason: slow or inconsistent follow-up. A lead who hears from you in minutes is more likely to talk than one who hears from you tomorrow, and many online leads won't be ready for months. NAR's REALTORS® Technology Report found 52% of REALTORS® now use AI to draft emails and follow-up communications, a sign of how much of this work is being automated. At minimum you need:

  • Every lead from every source landing in one CRM.
  • An instant first response by text, any time of day.
  • A long-term nurture plan: listing alerts, market updates and regular check-ins.
  • For teams, routing rules so the right agent gets each lead and responds quickly.

We dig into the timing side in why speed to lead still wins.

A simple plan to start

  1. Put your entire sphere in a CRM and set up a monthly touch.
  2. Launch your own website with IDX home search and a home valuation page.
  3. Set up your Google Business Profile and ask every past client for a review.
  4. Add one paid source, such as Facebook seller ads, and measure cost per appointment.
  5. Only add portals or pay-at-closing programs once your follow-up can handle them.
