Zillow Advertising for Agents: Premier Agent vs. Zillow Preferred

Advertising on Zillow comes in two main forms. With Zillow Premier Agent, you pay upfront to advertise in the ZIP codes you choose and receive buyer connections from there. With Zillow Preferred (formerly Zillow Flex), you pay nothing upfront and instead pay Zillow a share of your commission when a Zillow connection closes. Which one makes sense depends on your cash flow, your follow-up system and how much of each commission you're willing to give up.

Zillow's agent programs have changed a lot recently, and much of what's written online describes programs that no longer exist in the same form. Here's the current picture, as of late 2026.

Why agents advertise on Zillow at all

Reach. In its 2026 Zillow Preview announcement, Zillow Group says it reaches an average of 235 million unique users a month, that more than 70% of buyers and sellers use Zillow during their journey, and that about 80% of its traffic comes directly to Zillow's apps and sites. That's an audience few agents can reach on their own.

Zillow Premier Agent: pay upfront

Premier Agent is Zillow's traditional advertising program: you pay upfront to advertise in the markets you choose, and Zillow sends you buyer connections from those areas. Key things to know:

  • There's no single list price. Cost varies by market, and busy, expensive areas generally cost more.
  • You pay whether or not you close. It's advertising, not a referral fee, so your return depends entirely on how well you convert.
  • Connections are mostly buyers who asked Zillow about a specific home.

Get a written quote for your target areas from Zillow before committing, and ask how many connections your budget is likely to buy.

Zillow Preferred: pay at closing

Zillow Preferred is the successor to Zillow Flex. According to The Close's 2026 review, it's an invite-only, pay-at-closing program:

  • No upfront lead cost; you pay a success fee, a percentage of your commission, only when a Zillow connection closes.
  • Agents already in Flex moved over automatically; new access is performance-based and by invitation, and Zillow has said Zillow Pro will become the primary path in.
  • Follow Up Boss is required as your CRM.
  • Performance standards cover responsiveness, conversion, status updates, closing documents and paying fees on time.

Zillow doesn't publish one rate for every market, so confirm your fee in writing. We cover pay-at-closing programs in more depth, including Realtor.com's equivalent, in our guide to pay-at-closing real estate leads.

Zillow Preview: a new option for listing agents

In 2026 Zillow launched Zillow Preview, which lets agents at participating brokerages show pre-market ("coming soon") listings publicly on Zillow and Trulia. Zillow says preview listings get elevated placement in search results and saved-home alerts, buyer connections to the listing agent through Zillow are free, and if a qualified Preview connection closes through Zillow's Preferred agent network, the listing agent may receive a share of Zillow's revenue from that transaction, paid through their brokerage. Initial partners included Keller Williams, REMAX, HomeServices of America, Side and United Real Estate. Check whether your brokerage participates and what your local MLS rules allow.

Premier Agent vs Preferred: how to choose

Premier Agent tends to fit when:

  • You have marketing budget and want predictable volume.
  • You have a strong system to follow up for months, because you pay for every connection.
  • You'd rather keep your full commission on the deals you close.

Preferred tends to fit when:

  • You'd rather not risk cash before a closing.
  • You can meet strict response and conversion standards.
  • You're comfortable giving up a meaningful share of each commission and using Zillow's required tools.

The hidden cost: you're building Zillow's brand

Whichever program you choose, the consumer found Zillow, not you. When they're ready to buy again or refer a friend, they may well go back to Zillow. That's why the agents who do best with Zillow treat it as one channel among several and turn every Zillow client into their own relationship: a great experience, a review, regular check-ins and a reason to come straight to them next time.

Build a lead source you own

The alternative to renting leads is owning them. A strong agent website with an IDX home search lets buyers browse every listing on your site, save homes and get alerts from you, not a portal. Combined with your Google Business Profile, reviews and fast follow-up, it produces leads with no per-connection cost and no referral fee.
